£85. That is what it now costs to get inside the house that plays Downton Abbey — and it buys you a champagne afternoon tea whether you wanted one or not.
The cheaper, simpler ticket that most people go looking for, Summer Public Opening, sold out for 2026. So did the picnic tea. What is left is the expensive combined tour and a run of themed dates stretching into February 2027.
We went through the castle's own ticket shop on 16 August 2026 rather than repeating a travel roundup. Here is what is actually on sale, at what price, and what has gone.
The sold-out list first
Because this is the part that changes your plans.
Two things on Highclere's own admission page are marked sold out:
- Summer Public Opening 2026
- Picnic Afternoon Tea for Two (spring and summer opening)
Summer Public Opening is the important one. It is the standard, general-admission way in — the one that does not require a themed event or a meal — and for the 2026 season it is finished. A casual general-admission visit is no longer an option for 2026.
What you can actually book, and what it costs
The main summer ticket still available is the combined tour, and unlike most attractions the castle publishes clear pricing.

What that gets you: the castle, the Egyptian Exhibition, the gardens, and a champagne afternoon tea in the Coach House. Three seatings a day — 12:00, 13:30 and 15:00 — with standard, vegetarian and gluten-free menus.
The restrictions are real and easy to miss. Bookings are capped at six guests (four if you are buying disabled tickets), and this ticket is 18 and over. It is not a family day out; it is an adult afternoon.
And it is going. The listing states that tours for the current week are nearly sold out, with a few tickets held back for Friends of Highclere members. Treat late-August availability as thin rather than assumed.
The Egyptian half, which nobody expects
Worth knowing before you decide whether £85 is worth it, because half of what you are paying for has nothing to do with the show.
The 5th Earl of Carnarvon funded Howard Carter's excavation and was there for the opening of Tutankhamun's tomb in 1922. The castle's Egyptian Exhibition exists because of that, and it is a genuine collection rather than a gift-shop display.
This is the thing that changes the value calculation. If you are coming purely to stand where Downton was filmed, £85 with tea is a lot. If you are also interested in one of the most famous archaeological stories of the twentieth century, told in the house that paid for it, the ticket covers two quite different visits.

"Real Lives & Film Sets" is the one to look at if the show is your reason for going. It is the tour built around the filming, and autumn dates are open while the summer general admission is not.
Christmas, which is a season of its own
Christmas at Highclere runs as several distinct events rather than one:

Prices for these are on each event's own page, not the category listing, and we have not quoted figures we did not see. If December matters to you, book early — a house this size running evening events sells a small number of tickets per date.
Practical things the roundups leave out
Pre-booking is not optional. The castle's own guidance is explicit that most tours require booking ahead, and says to check before traveling. Turning up is not a plan.
Gardens are included. During public opening months, garden access comes with any tour ticket. You are not buying that separately.
Children under four are free and do not need a ticket — though note that the £85 afternoon tea ticket is adults only regardless.

Friends of Highclere membership is sold on the same shop. Given that tickets are held back for members and that the general opening has sold out, membership is worth pricing if you intend to go more than once.
Why the ticket situation looks like this
Worth understanding, because it explains the sold-out notice better than "it is popular."
Highclere is a family home, not a museum. The Carnarvons live there, much as the Percys still live at Alnwick Castle, which plays Brancaster in Downton and charges £22 online for a ticket that lasts a year. Every open day is a day the house is not private, which is why access comes as bounded seasons and themed dates rather than a turnstile that runs all year.
That caps supply hard. A country house running three afternoon-tea seatings of a limited size cannot scale to meet a global television audience, and it is not trying to. An open-air museum can — which is why Peaky Blinders' Charlie's Yard costs £27.95 and never sells out. The result is that the cheapest, most flexible ticket is the first to disappear, and what remains is the higher-priced, meal-inclusive one.
It also explains the pricing shape. £85 with champagne tea is not a Downton surcharge; it is what a small-volume hospitality event at a private estate costs. Channel 4's Christmas film from inside the house gives a fair sense of the scale involved — this is a building maintained by the revenue from these events.
The practical consequence: treat Highclere like a restaurant with two sittings, not an attraction. Decide the date first, book it, then plan the trip around it.
Is it worth £85?
An honest answer rather than a shrug.
If you want to see Downton, and only that: wait for a "Real Lives & Film Sets" date or next year's Summer Public Opening. If it is the objects rather than the house that draw you, thirteen real antique jewels were borrowed for the finale and five are still listed by the dealer who lent them. The £85 ticket is a tour plus a meal, and you are paying for the meal.
If you would have had lunch out anyway: champagne afternoon tea in the Coach House is not a bad way to spend that money, and it comes with the castle and the Egyptian collection attached.
If Tutankhamun interests you at all: go. The combination of the house, the show and the tomb is genuinely unusual, and no other stately home in England offers it.
What we would avoid is third-party resale. This is a private house selling its own tickets from its own shop with published prices. There is no reason to buy from anyone else.
